My friend is selling her home. She's received two offers: the first for full list, conventional mortgage, standard contingencies; the second is for 5% over list, VA loan, standard contingencies. Everything I've read about the VA loan approval and appraisal process says that it tends to result in the seller spending a lot of money fixing nit-picky stuff the conventional loan lenders don't care about, to the point that many sellers refuse to consider a buyer with a VA loan. My friend's home is in good condition with updated HVAC and roof, no structural issues, but it is 20 years old.
What advice can you good people here offer her on which offer to accept?
